«KOLUBARA – MACVA – PODRINJE» REGION INVESTMENT POTENTIALS

NATURAL RESOURCES

• Its geographical position, available natural resources (arable agricultural land, waters, mineral resources, nonmetals, thermal springs, cultural-historical monuments and tourist attractions) as well as its economic potentials, make the “Kolubara-Macva-Podrinje region” an important site for domestic and foreign businessmen and investors.
• The major natural potential of the region include: relatively large farm areas, covering almost 400,000 ha, of which 280,000 ha is farm land and 35,000 ha are orchards. About 35% of arable land is planted with corn with an annual yield of about 500,000 tons and wheat with the annual yield of 120,000 tons.
• The region has favorable conditions for the cultivation of all types of continental fruits: raspberries, plums, blackberries, strawberries, pears, apples. The annual output of plums is about 100,000 tons, and raspberries about 20,000 tons. The region is rich in wild fruits and medicinal herbs.

• The region has an established tradition in stock raising, in particular cattle breeding, with about 154,000 large heads of cattle, 470,000 pigs and 290,000 sheep, and a good presence of poultry breeding; it has superb natural potentials for fish breeding and bee breeding.
• It is noteworthy that almost 130,000 inhabitants are engaged in agriculture. Moreover, 322 enterprises and over 200 agricultural cooperatives are engaged in agricultural production.
• Rich natural resources include: 150,000 ha of forest; coal-lignite deposits; metal ores: antimony, silver, zinc, copper, iron; nonmetals: quartz sand, clay, lime, fluorite, barite, marble; the potential of the Drina river and the presence of geothermal, thermal, mineral springs offer the possibility of different forms of utilization.
• The favorable topography of hilly terrains and mountains (the highest peak at 1.347 m on Povlen mountain), mild and moderate climate, a balanced distribution of rainfall, woody mountains rich in various game, rivers rich in fish, a large number of important cultural-historical monuments, good transport links to all destinations, altogether provide a favorable environment for all forms of tourism.

 

LAND

The ownership of urban land in Serbia is governed by the Law of Planning and Construction with land defined in two categories: public land and other land. Public land is designated for important infrastructure purposes (schools, hospitals, roads), while other land is further divided into urban building land which is land zoned accordingly to an Urban Master Plan and land outside of urban zones.
Urban building land is ownership of Republic of Serbia and there are two types of possible legal rights on this way classified land:
• Right of use – exists where an existing building is present on the land
• Lease – if no building is present on the land
(leases on urban building land may be up to 99 years)

Ministry of Foreign Economic Relations is preparing a new Law on Land which will provide privatization of urban building land. Land outside of urban zones is private property and there are no legal obstacles for further property transferrings.
